Policies

To reserve there is a 150.00 damage/security/cleaning deposit, which will be refunded within 3 days of departure. Full payment for stay is due upon check-in. For “no shows” or cancellations within 14 days of arrival this deposit is not refundable.

A Release of Liability must be signed by each adult at check-in.

Check-in 3:00pm, check-out 11:00am (Sunday check-out 2:00pm). Early check-ins and late check-outs, if available, will be approved on a case-by-case basis. No exceptions. After dark check-ins please give advance notice.

If our calendar shows we are booked for the dates you want, email us and we can contact you if there is a cancellation.

Please drive only on gravel driveways. There are septic tanks and drain fields in the grass. No ATV's are allowed on our property or Corps of Engineers land.

NO SMOKING INSIDE COTTAGES OR ON THE PORCHES/DECKS. If you smoke, do so away from the buildings and other guests and collect your butts- do not discard butts.

Maximum occupancy is 10 persons for The Huguenot Cottage (blue) and 4 persons for the Sproul (red) and Knox (green) Cottages, including children, in the house.

NOTICE: The stairs/ladders to lofts are steep. They are unsuitable for young children needing supervision.

ALL Trash, including cigarette butts shall be bagged and disposed of in outdoor receptacle. Any trash you generate, please pick-up

We request that you remove shoes in the cottage. Black rubber shoe/boot trays are provided.

Adirondack chairs and tables stay on decks. Do not remove them from the decks. You must supply you own lawn chairs for taking to the beach or fire pit.

No pets except registered service animals. Please notify in advance.

You are responsible for leaving cottage reasonable clean and orderly. Please clean-up spills, muddy foot/shoe prints, empty fridge/freezer, bag all garbage, tidy-up, turn-off lights and close doors.

No fishing/hunting gear (except firearms) in the cabins. No poles, gear, decoys, etc. inside – dirty stuff stays outside or in your vehicle or boat.

Parties will be peaceful and low in volume. Any disturbance to neighbors or other guests will result in eviction. Bon fires will be in established fire pits only.

We reserve the right to reschedule a reservation due to inclement weather, natural disasters or other situations that could cause dangerous conditions or other inconveniences for our guests. We reserve the right to refuse accepting reservations at our discretion.

If you wish to reschedule an existing reservation, under certain circumstances, deposits can be transferred to alternate dates which must be agreed upon between property owner and guest. Rate increases may be incurred.

Upon departure please turn-off all lights, remove everything from the fridge and close doors. If you need anything call or text and we will do our best to take care of that need immediately.
